Buyer’s responsibilities

I ask that you work with me exclusively during the term of our Buyer Agency Agreement. I'm committing myself to helping you find a home and I would appreciate that level of commitment on the other side as well.
I also ask that you provide a pre-approval letter from your lender, so that we're all on the same page about your budget. Need help with getting pre-approved? Contact me for suggested lenders.

The Process:

Once we sit down and discuss your criteria, budget and goals for your home purchase, I will set up an auto-search that is delivered to you daily with new homes that may fit what you’re looking for. I also have a number of resources to gather off-market opportunities that may not be available for the general public.

I then will set up a time to preview properties from that list. I also ask you to explore neighborhoods of interest and visit listings that have open houses.

Once you find the home you’re looking for, we'll discuss terms of an offer and fully go over the contract and what each paragraph entails so you're fully knowledgeable about what you are committing to. Some terms include:

Price
Escalation Clause
Earnest Money Deposit (EMD)
Down Payment
Financing Contingency
Home Inspection Contingency
Radon Contingency
Appraisal Contingency
Seller Credit
Settlement Date and Company

Once you have made your final decision on terms, I put together the offer and send it your way through a quick and easy signing system called Docusign. Docusign allows you to review the final offer and sign electronically. No scanning or faxing necessary!

There may be some negotiation back and forth, but if your offer is accepted, we'll move forward with the “Contract to Close” portion of the transaction.
